We welcome submissions pertaining to business ventures, development projects, and current or future income-generating real estate assets, as well as strategic partnerships opportunities.

Our acquisition and investment decisions are guided by a rigorous 12-point evaluation process designed to identify high-quality opportunities that align with our investment criteria. If you have a business, property, or project you would like us to consider, please complete the submission form below. One of our analysts will review your submission and contact you within 24 hours after their review of the submission to discuss next steps with you. If your submission isn't a fit for us or doesn't pass our evaluation process you will receive an email with a detailed explanation as to why.

THE PROCESS—THE 15,000 ft OVERVIEW

A call is scheduled with one of our analysts.

A 12-point evaluation is initiated.

An on-site inspection & appraisal is ordered and completed at the buyer's/owner's expense to determine the validity and valuation of the asset.

The full 12-point evaluation is completed, and the submission is approved.

A new legal structure is created for the asset, a Master Series LLC / SPV LLC structure. The LLC is then fractionalized into $100 - $500 fractions (the fraction / token amount depends on $$ amount of project). The number of fractions created / made available depends on the amount or percentage of equity you are willing to make available. The property's rent and expenses, including repairs, are split proportionally based on the amount of equity you hold -vs- the amount investors will hold. (e.g., if you sell 25% of your equity, you'll receive 75% of the rent, and 75% of the expenses come from your end w/ 25% of expenses coming from the investors end).

Tokens are created in an amount that is based off the valuation of the asset. This is the reason a 3rd party valuation / appraisal and site visit are ordered.

How is the amount determine that a project can be listed for on the platform? The amount is determined by three main factors: (1) the amount needed to complete the project, (2) a 3rd party valuation, and (3) the asset is projecting double digits returns.

Can I sell my entire property or portfolio to the Investors Pool? Yes. We will buy or partner on your entire property, project or portfolio.

How much does it cost to put a property on The Investors Pool Platform? There is a 3-5% success fee for successfully bringing to the table the dollars needed for any particular project.

Can equity be bought back that has been given up? Yes, there is an option that allows you to buy back equity and regain full control and ownership of an asset.

Do I manage the property I put on The Investors Pool platform? No, you would not manage the property. A professional management company will operate the asset.
